Merritt Properties Starts Work on White Marsh Interchange Park

Merritt Properties has started work on the White Marsh Interchange Park in Baltimore County, MD.

Merritt plans to build up to nine one-story buildings totaling roughly 750,000 square feet to accommodate the region’s expanding demand for light industrial space.

During the initial phase of construction, three structures totaling 235,900 square feet will be completed. These properties will have clear heights ranging from 20 to 32 feet, huge truck courts with rear-loaded docks and drive-in possibilities, and abundant parking with trailer storage.

“We are excited to develop this project and support the local business community,” stated Merritt Companies CEO Scott Dorsey. “Our team is noticing an increase in demand from businesses looking to relocate to this location, despite the fact that supply is quite restricted. The park’s influence on job generation and economic growth will be significant.”
The 56-acre property, located off Interstate 95 near Interstate 695 at 10301 Philadelphia Road in White Marsh, is part of Merritt’s Baltimore County east portfolio, which is currently 95 percent occupied.

“Our first phase will provide flex/light industrial spaces and bulk opportunities for businesses searching for 3,000 square feet to 167,000 square feet,” Merritt’s leasing team’s Whit Levering stated. “We believe White Marsh Interchange Park will help companies with their employee recruitment and retention efforts due to its sought-after location and outdoor tenant amenities, such as seating areas, a walking path and lawn games.”

According to a recent NAIOP Research Foundation research, the outlook for industrial real estate remains positive as supply chain conditions improve. Total net absorption for 2023 is expected to be over 310 million square feet countrywide, with full-year absorption in 2024 expected to be around 323 million square feet.

Merritt purchased the land in 2021 from General Motors Baltimore Global Propulsions Systems, which debuted in 2000 to build gearboxes and electric motors before closing in 2019.

“The repurposed area is in the heart of the White Marsh business community,” said Councilman David Marks. “This project will continue to position White Marsh as a leading commercial and industrial center along the Interstate-95 corridor.” “I appreciate Merritt Properties’ close communication with my office, their investment in our area and their ongoing commitment to jobs in Baltimore County.”

Merritt Construction Services, Merritt Companies’ construction branch, will oversee construction. The first phase is scheduled to be completed in April 2024.
